
Many people confuse Newark, Delaware with Newark, New Jersey.
The two cities are completely different. Newark, Delaware is a college town that houses the University of Delaware campus, and its school district environment and residential characteristics are entirely different from those of Newark, New Jersey. Let's clarify this point from the start.
The public schools in Newark, Delaware are primarily served by the Christina School District and the Red Clay Consolidated School District. Among these, the Red Clay Consolidated School District receives higher ratings in terms of school district performance. The schools under Red Clay, particularly Brandywine Springs School (K-8, GreatSchools 8-9/10) and Tower Hill School (a private school often mentioned as a prestigious institution), are located in the northwest and western areas of Newark, which are preferred for their school districts.
The Christina School District covers a broader area, including the central and eastern parts of Newark, but there is significant variation in school performance. Within Newark, Christiana High School (GreatSchools 5-6/10) and Newark High School (4-5/10) operate as the main public high schools, generally showing lower ratings compared to the Red Clay district. In contrast, the Charter School of Wilmington (a charter school specializing in math and science) is considered one of the top schools in Delaware, with a competitive application process.
Looking at housing prices, according to Zillow, the median price for single-family homes in the northwest area of Newark within the Red Clay district is about $380,000 to $550,000. The central area of the Christina district is lower, ranging from $250,000 to $380,000, indicating a school district premium of about $100,000 to $150,000. Overall, Delaware has lower housing prices compared to other East Coast states, allowing for more space and better living conditions within the same budget.
The Korean community is more concentrated in nearby metropolitan areas, particularly the Philadelphia metro (PA) and Wilmington (DE), rather than in Newark itself. The Korean population in Newark tends to consist mainly of families involved in research and teaching positions at the University of Delaware and nearby companies (such as AstraZeneca and Incyte). It is common for residents to access Korean markets and restaurants in South Philadelphia (about a 40-minute drive) or near Wilmington.
Data shows that one of Newark's advantages is that Delaware has no state income tax (No Sales Tax) and property taxes that are lower than the East Coast average. Because of this tax structure, Korean families looking to reduce living costs while commuting to Philadelphia or Baltimore may choose Newark. While it may not be the top choice solely based on school districts, it is considered a reasonable city for living conditions relative to costs.
If prioritizing school districts, the options are clear. The northwest area of Newark assigned to Brandywine Springs School within the Red Clay Consolidated district or areas near Hockessin and Pike Creek appear to be the top choices, with a realistic budget of $400,000 to $550,000. A strategy of applying to charter schools while being in the Christina district is also practical.
From my perspective after observing this area for decades, Newark may be small, but its combination of a stable residential environment typical of a college town, low taxes, and accessibility to major East Coast cities is attractive. If you want the top school districts, check the Red Clay district first, and if you seek a balance of cost and convenience, it's advisable to explore Newark broadly. Be sure to verify the assigned school through the official district address lookup before moving.
