Springfield is better understood by dividing it into the commercial areas near Springfield Town Center and the surrounding residential neighborhoods rather than just the independent downtown. Many managed complexes near the Town Center and Franconia Road exceed $2,000, while smaller buildings in the outer neighborhoods can be found in the low $1,600s. The location alone can create a difference of $300 to $400, so it's definitely worth considering.
If you also look at studios and 2-bedrooms, you'll get a complete picture. Studios range from $1,400 to $1,600, 1-bedrooms are in the previously mentioned $1,700 to $2,000 range, and 2-bedrooms tend to be around $2,100 to $2,400.
The trend over the past year appears to be a stable, gradual flow. Springfield has good metro accessibility, so demand remains steady, but with new supply coming in, it seems to be maintaining a stable trend rather than experiencing sharp increases.
Compared to nearby cities, Springfield is at a similar level to Burke and is somewhat cheaper than Fairfax or Annandale. Considering the accessibility of the DC Metro Yellow Line, it can be seen as a relatively reasonable option.
The concentration of the Korean community is not as high as in Annandale, but Korean families are steadily settling near Franconia and Old Kings Highway.
Thanks to metro accessibility, this area receives many inquiries from Korean commuters working in DC, and rental prices here tend to be $100 to $150 higher than the city average.
If I were to give advice for actual living, if commuting to DC is your top priority, it's safe to budget over $1,900 for a place near the Springfield Metro station. On the other hand, if your budget is tighter, I recommend looking for listings in the low $1,600s in the outskirts of Franconia.
Before signing a lease, be sure to check the actual walking time to the metro station.
