Affordable Neighborhoods in Jacksonville: Hidden Gems - Jacksonville - 1

Jacksonville is a large city, so finding affordable neighborhoods is something only those in the know tend to do.

There are definitely places that are decent to live in with lower rent costs, aside from the expensive neighborhoods. However, the term "affordable" does not mean "perfect safety." I will introduce areas where you can make reasonable choices based on convenience, commute distance, and rent costs.

Arlington is located east of the St. Johns River, close to downtown, and has relatively low rent.

For a one-bedroom, it is often $200 to $300 cheaper than the Southside. While there are some run-down areas, Arlington as a whole is not a bad neighborhood. In particular, the northern part of Arlington, near Merrill Rd, is relatively well-maintained and a decent place to live. It is close to downtown jobs and has good access to major roads, making commuting favorable.

Orange Park technically belongs to Clay County but is often utilized as part of the Jacksonville area.

Both rent and home purchase prices are lower than those in Jacksonville's Southside, and the school district is generally rated higher than Duval County as it belongs to Clay County.

The Fleming Island area is also considered an affordable residential area for similar reasons. However, commuting to downtown Jacksonville or the Southside requires relying on I-295 or US-17, which can take time during rush hour.

Areas south of Baymeadows or near Old St. Augustine Rd are also affordable options. This area is close to Asian markets, Korean restaurants, and shopping malls, while having slightly lower rent than the Southside. There are many older apartment complexes, but some have spacious interiors and basic amenities like pools and fitness centers. It is also a neighborhood where many Korean families reside, making it easier to utilize community networks.

Some parts of the Westside and near the Northside military base are sought after by military families or those looking for affordable rent. However, the safety levels in these areas can vary, so it is advisable to check the crime data for the specific block before moving.

I recommend exploring the neighborhood on Google Maps and listening to the lively stories of local residents through apps like SpotCrime or Nextdoor. To find affordable neighborhoods in Jacksonville, the best approach is to do some legwork.
