Keep in mind that this is just an average; the tax bill can vary significantly depending on which school district (ISD) you belong to and whether you are inside or outside the city limits.
For example, let's look at traditional affluent neighborhoods like Alamo Heights or Stone Oak, which are prioritized for education.
Alamo Heights ISD, North East ISD, and Northside ISD are known for their excellent schools, and as such, they have a higher proportion of school district taxes.
Additionally, areas close to the city center or older affluent neighborhoods may have city taxes that push the combined tax rate above 2.5%.
On the other hand, if you move to unincorporated areas or the northwestern edge like Helotes, you can avoid city taxes, which can provide some relief. New developments (MUD/PID) add infrastructure costs to taxes, so be sure to check the tax rate when buying a new home.

However, there are some precautions to take. San Antonio is a military city with bases located throughout. The advantages of stable jobs near Lackland Air Force Base to the southwest or Fort Sam Houston downtown come with the downside that schools near these bases often have lower district scores and significant military aircraft noise. If you prefer a quiet residential environment, the northern and northwestern outskirts (Stone Oak, Helotes) are the best options.
