While the overall relaxed market gives buyers negotiating power, the unique old housing structures in New Orleans often come with moisture and foundation issues. If inspections are neglected, buyers may face significant repair costs, regardless of the city's generally relaxed atmosphere. Learning from the experience of the hasty first offer, adjusting the inspection period to be shorter for the second offer could be a balanced approach.
Property taxes in Louisiana are relatively low compared to the national average, with the effective property tax rate around 0.55%. Homeowners benefit from the Homestead Exemption, which exempts property taxes on the first $75,000 of market value, a clear advantage. However, older homes often come with higher insurance costs, making it cautious to consider overall expenses. Particularly, flood insurance can be mandatory in certain areas, significantly impacting monthly expenses.
Prepare for closing costs, which typically range from 2% to 5% of the sale price. It's also beneficial not to settle on loan terms from just one lender; instead, obtain estimates from at least three different lenders for comparison. Even in a relaxed market, the absence of pre-approval makes it difficult to submit an offer. Checking credit scores and debt-to-income ratios before signing a contract is also essential, and if there was a rush in the first offer, reviewing with the loan officer whether the issue was conditions or price can help in the next offer.
If families are moving from out of state, it's advisable not to gauge insurance or taxes based on their previous location. If they are coming from areas like Texas or Florida, where property taxes are relatively high, they might feel relieved by New Orleans' lower rates, but it's important to consider that this relief can often be offset by insurance costs.
When looking into school districts preferred by Korean families, it's wise to balance school ratings with commute distances. School district boundaries change frequently, so use resources like GreatSchools or Niche ratings as reference points, and verify the assigned school for the specific address before signing a contract. For investors viewing properties for rental income, it's crucial to remember that the inspection results for older homes will set the standard for future repair costs, and rather than assuming prices will always rise, it's safer to check rental trends and vacancy rates.
