In 2025, HB 292 was passed, requiring boards to adopt funding plans based on reserve study results and to make annual contributions to reach target reserve levels within five fiscal years. This regulation will take effect on October 1, 2025. When viewing older low-fee complexes in Frederick, it can be helpful to check whether this funding plan has actually been adopted.
Mortgage assessments also evaluate the financial health of the association. Associations with high delinquency rates or insufficient reserves may be classified as non-warrantable condos, leading to worse loan terms or denial. Frederick is a consistently appealing area for Korean families due to its relatively reasonable prices and good school ratings within the Washington D.C. commuting zone. School district boundaries change frequently, so it's advisable to verify the assigned school for any interested address before purchasing. Families relocating from other states should also consider that property tax and insurance assessment criteria may differ.
