There was an elderly client who asked me to go through the English offer documents over the phone, line by line. Their children lived in another state, and they were trying to organize their long-time home in Duluth. More often than not, they called to ask the meaning of a single word in the documents rather than about the documents themselves.
The recent median sale price in Duluth is around $489,000 (Redfin, based on the last three months of data as of May 2026). This is a 5.1% decrease from a year ago. However, there is not a surplus of listings. The inventory is tight at 1.8 months, making it one of the most constrained in Gwinnett County, with an average of two offers per listing and transactions typically closing within about 44 days (local real estate data). Prices have dipped slightly, but competition remains, making it a somewhat ambiguous time.
So, what exactly does an agent do in such a market? They start by filtering listings and estimating fair prices through comparative market analysis. They negotiate offer prices and terms, review the sales contract clauses, coordinate inspection and appraisal schedules, and manage the process all the way to closing (NAR data). In a tight inventory market, the speed of submitting offers and negotiating terms can make a significant difference in outcomes.
What about commissions? After the 2024 NAR lawsuit settlement, buyers must first sign a written buyer agency agreement before viewing properties. The agreement must specify the amount and calculation method of the commission (NAR data). The relationship with the agent begins the moment the documents are signed, making it more important than ever to understand this clause accurately.
So, why do clients seek out Korean agents? First, they can explain contract clauses accurately without a language barrier. In areas like Duluth, where many Korean families reside, they can also provide information about preferred school districts, access to Korean markets, and churches. While the younger generation may communicate in English, many parents feel more at ease when explanations are given in Korean. They also have experience dealing with unique situations like international remittances, ITINs, and FIRPTA withholding for non-resident foreigners, allowing them to connect clients with lawyers, mortgage brokers, or inspectors when needed.
In a tight inventory market, offer conditions must also be more refined. This could mean aligning the closing date with the seller's circumstances or pre-determining how to cover any shortfall if the appraisal comes in below the sale price. It can be challenging for buyers to make these judgments on their own.
Even after the transaction is complete, there are still procedures like property tax filings or applying for Homestead Exemption. I've often seen elderly clients feel reassured only after receiving guidance in Korean for these post-transaction processes. Tax-related criteria can vary by county, so it's essential to verify local standards before applying.
This area is considered one of the places in Gwinnett County with a high concentration of Korean families. When researching school districts, it's important not just to look at ratings but also to consider the experiences of Korean families who have sent their children to those schools. However, school district boundaries can change, so it's wise to verify the assigned school for a specific address before making a purchase decision.
When helping clients from the older generation, I often sense a strong desire not to disadvantage their children. This is why they repeatedly ask about each contract clause. Being able to explain things comfortably in Korean goes beyond mere convenience.
The frequent calls while viewing properties ultimately came down to trust. Each time new documents emerged, it was crucial to understand exactly what they meant to make the next decision.
Ultimately, understanding language and culture is a practical tool for facilitating smooth transactions. This article is not investment or legal advice, and I recommend consulting a real estate professional before entering into any contracts.
