When comparing the downtown area of Burlington and the neighborhoods near Lake Champlain, the unit configurations vary significantly even within the same city. Downtown and the area near the University of Vermont (UVM) are densely populated with studios and one-bedroom apartments, while neighborhoods like New North End and South End show a noticeable increase in the proportion of two-bedroom units.
The average rent for a studio is around $1,600 to $1,700 (median about $1,650), with an area of approximately 450 square feet. Near UVM, the demand from students during the school year tends to drive up prices for the same studio, while in slightly farther neighborhoods, it is sometimes possible to find a unit with an extra room within the same budget.
A one-bedroom averages $1,850 to $1,900 (about 700 square feet). Interestingly, even though the size of one-bedrooms in downtown Burlington and South End is similar, it is common to see a rent difference of $100 to $150. The perceived value changes depending on whether the area is walkable or requires a car.
Moving to two-bedrooms, the average rent is $2,150 to $2,300, with an area of about 1,080 square feet. This range is often occupied by two roommates or families with a newlywed couple and one child. Even among two-bedrooms, those in Old North End tend to be relatively affordable, while complexes closer to the waterfront are priced higher.
For three-bedrooms, the data is not as densely available as for studios or one- and two-bedrooms, but applying the typical increase (around 20-25%) compared to two-bedrooms, we can estimate rents at $2,700 to $2,800, with an area of around 1,300 square feet. Families with two or more children or three roommates living together make up the primary demand in this range.
Recent new developments show that Burlington has a significant proportion of one-bedrooms. Due to the characteristics of the college town, there is steady demand from students and young professionals, leading developers to focus on small to medium-sized units. In contrast, new constructions of three-bedrooms are quite rare.
The academic calendar is also worth noting. In May and June, just before summer break, there is a surge of studio and one-bedroom listings, while in August, just before the fall semester starts, prices for the same units tend to rise slightly due to increased competition. On the other hand, two- and three-bedrooms have relatively less seasonal variation due to the higher number of family tenants.
Summarizing the rent differences by unit type, moving from a studio to a one-bedroom typically costs about $200 to $250 more, from a one-bedroom to a two-bedroom about $300 to $450 more, and from a two-bedroom to a three-bedroom about $400 to $500 more. Considering that the market is over 10% more expensive than the national average, the burden of adding an extra room is greater compared to other cities.
Due to the long winters, whether a unit has indoor or underground parking often affects rent prices. Even for the same two-bedroom, complexes that include indoor parking, which alleviates worries about snow removal in winter, tend to charge around $100 more than those that do not.
The type of rental agreement is also noteworthy. Studios and one-bedrooms typically have a common 12-month lease starting in August to align with the academic calendar, while two- and three-bedrooms, which often have family tenants, tend to have more flexible start months.
If a Korean family is settling in Burlington, it is advisable to prioritize between small units in highly convenient areas like downtown and near UVM, and larger units in slightly more suburban areas. If planning to have a wider living radius, a two-bedroom in South End or New North End may be ideal, while prioritizing walkability could lead to considering a one-bedroom in downtown.
