Among the cases I reviewed, there were several instances where this assistance significantly reduced the burden of the down payment. Pre-approval starts by submitting proof of income for the last two years, tax returns, and bank statements to the lender. In the cases I observed, families that had these documents prepared in advance often proceeded smoothly to contract even in competitive offer situations.
Closing costs should be estimated at 2-5% of the loan amount. For a $350,000 loan, this would range from $7,000 to $17,500. This includes appraisal fees, title insurance, and loan origination fees.
Frederick is a neighborhood where the historic downtown district and new development areas are clearly separated. Korean families moving in often consider the school district, while investors looking for rental income are also present. The new development areas tend to have higher listing prices but often come with HOA fees, while the downtown area is relatively cheaper but has older homes. Check school ratings on GreatSchools or Niche, but be aware that boundaries change frequently, so verify assigned schools before purchasing. If renting, consider vacancy rates and management fees, and it's safer not to assume price appreciation.
If you plan to stay long-term, a fixed-rate mortgage seems to be a more stable choice compared to an ARM. After the contract, an escrow account is opened, followed by a home inspection and appraisal. Especially for older properties, it's crucial to thoroughly check the roof, plumbing, and electrical systems. Skipping this step is a principle I've repeatedly confirmed over nearly 20 years of observing the market.
